  Why Purchase a strata title inspection report?

A purchase in property is an investment and can be a daunting process. There are legal obligations that you as prospective owner should be aware of and an informative strata report provides crucial information about the property that is being considered.

  • Does the Scheme have a healthy bank balance?
  • Do they plan on doing any major work at the property?
  • Are there any defect claims currently being pursued?
  • Are there any complaints about any of the residents at the property?
  • Are you aware how much is levied on the unit?

Don’t rely on the agent’s word. Often they are not well enough informed to provide accurate information. We have often heard that someone has bought a unit only to find that the levies were much higher than the agent told them. We can gain information to answer these questions and others that you may have about your prospective purchase.

Inspections of the Owners Corporation’s books and records are carried out by trained inspectors. Inspections are conducted either in the strata manager’s office or with representatives of the Owners Corporation.

All reports are reviewed by senior staff prior to delivery. Reports are either emailed or faxed to the client as well as to the conveyancing solicitor/lawyer. Any attachments are sent as a separate email or by fax.
